MARKETING PLAN FOR SELLERS IN BOSTON, SUBURBS

-Collect all Appropriate paperwork of the property.
-Upload the listing on MLS.
-Create property listing sheet on Multiple Listing Service.
-Offer Complimentary Home Staging service to clients if desired, needed.
-Take interior and exterior digital photos and create a Virtual Tour  of your home. The tour will be available on MLS Pin,Realtor.com showcase listing,Boston.com,Yahoo real estate and other real estate sites.
-Upload a e-listing tour of the property.
-Place 'For Sale' sign on property.
-Place Lock Box on property.
-Schedule property for MLS broker tour if needed. This is an Open House for brokers only (food and beverage will be provided and OH scheduled for lunchtime to get the best attendance).

The first 2 weeks of the new listing are the most important and the way it is marketed is crucial in getting the best price possible that the market is willing to pay. The property goes live on MLS. It shows up in the computer as a new listing. A broker Open House is scheduled when needed as per the towns norm for the weekday.

-Make a listing sheet.
-Prepare flyers for Open Houses.
-Hold Open Houses.
-Request that everyone attending the Open House Sign in.
-Call all potential buyers who sign in at Open House for feedback.
-Arrange showings for other agents through MA PASS.
-Contact you regularly with verbal progress reports.
-Review marketing activities with owner.
-Adjust marketing plan if needed.
-Monitor the market while your listing is active to make sure that your property is competing well.
-Pre-qualify potential buyers.
-Present and discuss all offers on property with owner.
-Negotiate the transaction with other agent and make sure that all parties have all the proper paper work.
-Attend the final walk through with the buyers.
-Finalize the closing.
-Attend the closing with the entire file on the property and the transaction to make sure that the closing goes smoothly.
